Villa Lavinia is a beautiful holiday rental located near the lively town of Laveno. Just a 10 minute walk away from where you catch the ferry.

It sleeps up to 12 people in 7 bedrooms and 6 bathrooms. The property offers great views over the lake!

The villa has direct access to the water, a private beach and a panoramic swimming pool. On the same estate there is also another property for 4 people called Lavinia Dependance.

The two properties together sleep up to 14! A perfect spot for a large family!

The estate consisting of a Villa with a large swimming pool, is situated directly on the waterfront of Laveno, a lively town on the Eastern shore of Lake Maggiore. The property has direct access to the water through its 150 meters of private beach. (Please note that for the Italian Law private beaches can be accessed also by other boats from the lake). The estate is situated within the perimeters of the coastal road, and at the end of a dead-end lane. The location is at the edge of Laveno, in a very quiet spot with beautiful views and only a 15 minute walk from the centre of Laveno. Our charming villa is the perfect location for a relaxing holiday, or for several interesting and recommended daytrips.

Guests renting the Dépendance are not allowed to use the pool and do not have access to the beach and to the main part of garden unless the whole estate is rented by the same group of people.

Laveno is a small and relaxed tourist town with most shopping facilities, many restaurants, and where all year round lot's of activities are organised. From here it is possible to catch the ferry boat to the Western side of the lake (Stresa, Pallanza etc…) and to the Borromeo Islands which are famous for their enchanted beauty.

Here you will also find many shops, including supermarkets, banks, post office etc

From Laveno it is possible to catch the train to Varese and Milano in less than an hour.

Angera with its Borromeo Castle is a 30 minute drive away, and so is the romantic Sanctuary of Santa Caterina del Sasso.

Arona is 37 km away, while the beautiful Lake Orta is at 65 km, Milano (Leonardo’s Last Supper fresco) 75 km, Lugano Lake in Switzerland 40 km, Varese 25 km, Como 85 km, Malpensa airport is 35 km.

All sorts of water sports are possible and also within walking distance is the gondola which takes you to the top of the hill against which Laveno is built. It is a very popular location for Parapente and Delta flying. Cycling is of course possible and there is a riding school in a village nearby.

Villa Lavinia, built in 1930 for a well known Italian family, is spacious and full of atmosphere. The interiors are Italian Classic style with marble tables and decorated wall papers. Most of the furniture is designed and handmade for the Villa.

Most rooms overlook the lake and on the ground floor the rooms have direct access to the terraces and gardens.

DESCRIPTION
Villa Lavinia has a beautiful garden with old trees and grass lawn. From the garden a path (about 150 steps of stone) leads down to the lake and the rocky beach. The whole park measures 22000 sq.meters. Note that it is a fairly steep path on which persons with walking difficulties or elderly people will have difficulty to descend and ascend.

There is a large swimming pool (6x14 meters) with a diving board and a separate room with shower and toilet.

The villa is provided with garden furniture.

Private beach with boathouse, spacious park-like gardens with a few footpaths to stroll around and enjoy the view from several locations, ample outdoor parking space.

At the entrance of the property there is a Dependence which used to be the house of the guardian and for this reason it is located just at the entrance of the estate; today it is available for rent. Guests renting the Dépendance are not allowed to use the pool and do not have access to the beach and to the main part of garden unless the whole estate is rented by the same group of people.

The Villa measures 464 sq. meters and thanks to the lay out also two families will have the opportunity to retire to their part of the Villa with sleeping accommodations, to enjoy the necessary privacy in this comfortable holiday residence.

GROUND FLOOR
Large entrance hall with a spacious stairway, spacious living room with double sitting area and a marble fire place. There are French doors opening towards the garden.

Kitchen with large dining table for 12 persons with French doors, dining room for 6 persons with French doors, connecting room. The kitchen is fully equipped with American coffee machine, Espresso coffee maker, microwave, oven, dishwasher, fridge, freezer, gas range.

A washing machine and a dryer are located in a storage room accessible from the garden.

One double bedroom with direct entrance to a terrace and gardens through French doors and adjacent bathroom with bathtub, one single bedroom, one small bedroom with a baby bed, one bathroom with shower.

FIRST FLOOR

One double bedroom with adjacent bathroom with double sink and bathtub, one double bedroom with washbasin, one single bedroom, one bathroom with shower, storage room, and stairs to the second floor ( this stairs are very narrow, 60 cm ). All bedrooms have direct entrance through French doors to two large terraces.

TOP FLOOR
One twin bedroom, two bathrooms, one with bath tub and showerhead and the other with shower. On this floor there is one extra double bedroom available only upon request and extra cost. Please note that the decorations of this floor are very simple.

NOTE: No more than 10 people are accepted. Only upon request and approval of the owner 2 more guests can be accepted at an extra cost (see our price list for details).

The six bathrooms are equipped with bathtub or shower, washbasin, toilet and bidet. Nine bedrooms provide ample sleeping accommodation for 10 persons.

Facilities: Heating, Portable fans in each bedroom, WIFI Internet connection, large kitchen equipped with gas cooker, dishwasher, oven, microwave, freezer and refrigerator. Washing machine, dryer. Fireplace, VCR, Stereo Cd Player, TV regional channel. BBQ

Special notes and restrictions:
- The listed price is for maximum 10 people. On the top floor an extra double bedroom ( for 1 or 2 persons )  is available on request at 300 Euros per week to be paid on arrival.
- Upon request: small wedding parties are possible; EXTRA FEE 1400 Euro up to 50 people. When a wedding party is planned during the high season, the villa and Dependance should both be rented.
Late Arrival Upon request and approval of the owner a late arrival is possible between 7.00 pm and 9.00 pm for an extra fee of 50 Euro
