Villa Martini is an independent villa which was originally owned by the Church until 1350 and subsequently sold to a noble Florentine family. It is located in a splendid panoramic position immersed in the peace and tranquillity of the green Mugello valley on the southern slopes of the Apennines, 350 meters above sea level.
The estate consists of 230 hectares of farmland, mostly devoted to the cultivation of wheat and cereals alternating with chestnut woods and fields.
The elegant historical building has been recently renovated yet still presents some of its original elements, including beamed ceilings in some rooms and warm Tuscan terracotta-tiled floors. The rooms are furnished with period furniture and decorated with valuable paintings and prints. The balconies and the windows of the villa offer a nice view of the valley below.
Guests have exclusive use of the pleasant outdoor areas and the beautiful swimming pool (6.5 x 15 m). Behind the villa and the swimming pool, partly separated by a laurel hedge, is a farmhouse divided into three apartments. The caretaker lives in one of the apartments which has a separate entrance. The other two are mostly rented long term and have separate entrances as well. Privacy is guaranteed. The poolside is furnished with sun loungers and sunshades. A chapel and a grove of century-old trees are in the park as well.
Please note that the pool is located 200 metres from the house.
The town of Vicchio which is the birthplace of Giotto and Beato Angelico, is around 4 km’s away. It is possible to buy fresh bread and other basic foods in Vicchio. There is a wide selection of shops in Borgo San Lorenzo which is around 15 km away. Florence (around 45 km) can be easily reached by car or using the convenient and frequent train service in Vicchio.
It is possible to go sailing on Lake Bilancino which also has some beaches that are suitable for bathing. The villa has ADSL broadband and Wi-Fi internet.
The villa is the ideal accommodation for all kinds of tourists: For those who love history and art con visit the magnificent Medicean villas and Romanesque churches in the neighbourhood; Active travellers can hike, mountain bike or horse ride along the pathways stretching around the estate or enjoy water sports in the nearby lake of Bilancino; For shopaholics you cannot pass up the chance to visit the Barberino Outlet Village just a few kilometres from the villa.
Last but not least, the villa is also an excellent starting point for trips to Arezzo, Pisa, Siena and Lucca, all lying within easy car reach.

GROUND FLOOR: The ground floor composes a large entrance hall, a not modern, but fully equipped kitchen, dining room, two living rooms one of which has a fireplace and TV ( only regional channels ) and 2 guests bathrooms.
The kitchen is equipped with oven, freezer, microwave and dishwasher.

One of the bedrooms features a wide balcony, where as two of them open onto a large portico.

The garden of the property is developed on 2 levels: entering the property from the automatic gate, you will immediately find the parking lot on your left, suitable for a maximum of 4 cars. In front of the house (same level) a very large veranda, equipped with outdoor sofas. Also, a gazebo with a marble table for 14 people. The swimming pool is located in the “lower” area of the garden which is accessed by a wide tuff staircase (not steep and easy to walk, there are only a few steps). The upper part of the land, where the house is located, and the pool area are “divided” by a fence with a net and a small gate located at the beginning of the staircase that you can close or open at your discretion at any time. This is to ensure maximum safety for children, in accordance with local regulations. In the pool area, sun loungers and umbrellas are available for all guests. From next year 2024 (perhaps already this summer) there will also be three small gazebos on the lawn opposite the pool. The pool is 12 x 5 meters and works with the most modern water sanitization techniques. Interior Description Ground Floor A very large and bright living room, accessible from the large veranda of the villa. All the rooms on the ground floor have direct access to the veranda or garden of the villa through a French door. First Floor The first floor of the villa is divided into two areas, offering a total of 5 bedrooms and 5 bathrooms. Three of these rooms are accessible by a staircase from the larger living room (one of which also has a private terrace). The other two bedrooms can be reached by an additional staircase from the smaller living room (the TV area). All 6 bedrooms of the villa are equipped with air conditioning, mosquito nets, wardrobes, blackout curtains on the large "French" windows, with protective railings for children. Each room has a private bathroom inside, complete with a shower, sink, bidet, and toilet. Regarding the beds, there are 3 king-size beds, 2 queen-size beds, and a normal double bed (+ the additional double sofa bed in the bedroom on the ground floor). All mattresses are completely new and comfortable! We also provide two different types of pillows for each guest! Knowing this in advance, we are able to prepare a maximum of two of the 6 bedrooms as doubles (i.e., with two single beds instead of a double).
