Villa Molinazzo is located 20km’s away from the picture perfect town of Orvieto and is conveniently situated within daytrip distance of Montelpulciano, Pienza, Montalcino, and all of the enchanting hill towns of southern Tuscany, as well as all of Umbria. Popular destinations include Todi, Spoleto, Assisi and Perugia, but it is also possible to wander away from the beaten tourist track to explore treasures like Civita di Bagnoregio, in Lazio, or the spectacular gardens of Villa Lante, near Viterbo. On days when you don’t want to drive, you can take a train to Rome in about an hour and a half. The closest towns are Montecchio and Guardea.
Villa Molinazzo is a luxuriously restored stone farmhouse. The excellent taste of its owners is reflected throughout the house in a wonderful balance of antique furniture combined with modern conveniences, including wireless ADSL internet access and air-conditioning.
Surrounded by rolling hills and olive groves, the property consists of two adjacent stone houses: the main house sleeps up to ten guests and a smaller guest house sleeps four. Various outdoor spaces include an elegantly furnished “loggia” with comfortable couches and open views over the countryside, a second outdoor living room and a pergola just off of the kitchen furnished with table and chairs for fourteen people. A few steps from the house is a panoramic swimming pool, another furnished patio and tennis court. The house is surrounded by a manicured garden of roses, lavender and other flowers.

Umbria
Umbria is one of the smallest regions in Italy located just east of Tuscany. It is often referred to as the green heart of Italy. With its rolling hills, fields of olive groves, ancient buildings, and stunning landscape once could mistake this region for its neighbour Tuscany quite easily.
There are not too many cities in ancient Umbria which is refreshing and part of its charm. Umbria has retained many of Italy’s old world traditions and it has built up a name for itself as one of the countries slow food regions. It is common to spend 3 hours over one meal whilst in Umbria.
When visiting Umbria one should enjoy exploring cities such as Perugia, Assisi, Spoleto and Orvieto.
Perugia is a very lively city with its famous university for foreigners. It has a thriving art scene and several cultural events and music concerts.

The garden of the property is developed on 2 levels: entering the property from the automatic gate, you will immediately find the parking lot on your left, suitable for a maximum of 4 cars. In front of the house (same level) a very large veranda, equipped with outdoor sofas. Also, a gazebo with a marble table for 14 people. The swimming pool is located in the “lower” area of the garden which is accessed by a wide tuff staircase (not steep and easy to walk, there are only a few steps). The upper part of the land, where the house is located, and the pool area are “divided” by a fence with a net and a small gate located at the beginning of the staircase that you can close or open at your discretion at any time. This is to ensure maximum safety for children, in accordance with local regulations. In the pool area, sun loungers and umbrellas are available for all guests. From next year 2024 (perhaps already this summer) there will also be three small gazebos on the lawn opposite the pool. The pool is 12 x 5 meters and works with the most modern water sanitization techniques. Interior Description Ground Floor A very large and bright living room, accessible from the large veranda of the villa. Here you will find a comfortable sofa and two armchairs, a large table ideal for 14 guests, and a modern and fully equipped "open" kitchen! Another smaller living area, adjacent to the main living room, furnished with sofas and a large 55" super HD TV. A complete "common" bathroom (accessible from the small TV lounge). A large double bedroom with an en suite bathroom. In this room with a king-size bed and wardrobe, it is also possible to prepare a double sofa bed for any two children in case you are more than 12 people (there are 6 rooms in the villa, and we cannot accept more than 12 adults and 2 children in total). A small laundry area at your disposal with a washing machine, dryer, iron, and cleaning products. All the rooms on the ground floor have direct access to the veranda or garden of the villa through a French door. First Floor The first floor of the villa is divided into two areas, offering a total of 5 bedrooms and 5 bathrooms. Three of these rooms are accessible by a staircase from the larger living room (one of which also has a private terrace). The other two bedrooms can be reached by an additional staircase from the smaller living room (the TV area). All 6 bedrooms of the villa are equipped with air conditioning, mosquito nets, wardrobes, blackout curtains on the large "French" windows, with protective railings for children. Each room has a private bathroom inside, complete with a shower, sink, bidet, and toilet. Regarding the beds, there are 3 king-size beds, 2 queen-size beds, and a normal double bed (+ the additional double sofa bed in the bedroom on the ground floor). All mattresses are completely new and comfortable! We also provide two different types of pillows for each guest!
