LIVING SPACES
The bright sitting/dining room welcomes you with the understated charm of whitewashed walls, warm terracotta tiles and traditional style upholstery, there is satellite TV and a French door opens onto the private terrace, which runs the length of the property offering breathtaking sea views. The kitchen includes a dishwasher: it is compact and yet efficient.
OUTDOOR FEATURES
Furnished terrace featuring a dining area under a vaulted loggia with a table for up to 4 people; sitting area with lounge chairs, a perfect spot for having a limoncello at sunset. From the terrace there is a private staircase with 200 steps to the shared outdoor swimming pool (shared with properties of the same estate) overlooking the bay and to a semi-private pebbled beach, a rare asset in Positano.

Any of these popular resort towns along the coast are good bases for exploring the surrounding areas. Buses and ferries run frequently and are the most convenient way to reach other towns while avoiding what could be a challenging drive in the bustling summer traffic. Other excursion possibilities include a boat trip to the islands of Capri and Ischia, a visit to the vibrant cities of Napoli, Salerno, or the gracious Sorrento, or an exploration of Pompeii and Herculaneum – the fascinating ruins of ancient cities destroyed by the eruption of Mt. Vesuvius in the 1st century A.D.
The Amalfi Coast offers an abundance of cafes, shops, art galleries and restaurants on its vertical terrain. Sardinia is a hub for handicrafts, making it a souvenir shopper’s paradise. Look for wooden carnival masks, handmade lace, filigree jewelry, cork, and world famous handmade knives. Do not forget to try the smoked ricotta, the Pecorino Cheese (sheep’s milk cheese), our favorite is Fiore Sardo, or notable wines and the head-splitting firewater, filu e ferru, the local semolina pasta called "fregole", a close relative to couscous. The property is located in a splendid area of the Tuscan coast, still quite untouched both from a naturalistic and landscape point of view and is surrounded by a rich Mediterranean vegetation, where holm oaks, maritime pines and pittosporum create areas of natural shade throughout the garden. The villa, located between the Via Aurelia and the sea, on the panoramic road that leads from Livorno to Castiglioncello, was built in the 1950s and has recently been renovated. The area surrounding the house is very quiet as most of it is populated by villas with private access to the sea, there are no beach resorts and therefore privacy is certainly guaranteed.
The garden of about 4000 square meters is partly fenced on the part of the access to the road, while on the opposite side, it slopes slowly towards the terrace by the sea. At guests' disposal 5 double bedrooms and 4 completely renovated bathrooms. A large living room with spectacular views of the sea and the islands of the Tuscan archipelago. The terraces and the porch at the garden level are furnished with outdoor furniture, perfect for spending a wonderful beach holiday with family or friends.
Guests will have exclusive use of the entire property; therefore, the whole garden is at their disposal. In the garden you can park 4 cars. The 5 bedrooms, 2 of which with air conditioning, the 4 bathrooms with shower, the kitchen and the living areas with terraces and panoramic sea views are for the exclusive use of guests. There is a bus stop in front of the house, but it is strongly recommended that you reach us with your own car so that you can easily move from the villa to the destinations listed above.
Keep in mind that the house is located along the Via Aurelia therefore, as with all the houses that are located on the seafront, from time to time you can hear the noise of cars or trains.
The location of the villa allows you to spend a holiday in direct contact with the sea without having to use the car every time you want to reach a beach. The car is necessary for shopping, going to restaurants, reaching other tourist locations.
A long staircase leads directly to the sea where a private terrace has been created.
Attention: The roof terrace is accessible but with caution because it has no railing. This terrace will be made available only if there are no children in the group.
Due to the presence of the various terraces and stairs (to access both the villa and the terraces and the private beach), the property may not be suitable for people with walking difficulties and families with small children.
Finally, the villa is located close to the road and the garden is not entirely fenced, therefore it is necessary to pay close attention to families with children.
