This Historic Residence stands in a peaceful setting, surrounded by beautiful gardens and vineyards, conveniently located in the center of the town of Erbusco. The town is in the heart of the Franciacorta wineries, where there are many renowned cellar doors (Ca ‘del Bosco, Bellavista etc.) restaurants, bars and breweries which all within walking distance.
Lake iseo is only 13 km away, and the villa is 1 hour from Milan and very close to Verona, Brescia and lake Garda.

Interior Description
The villa spreads over three floors.
Ground Floor: Living room with piano, 2 dining rooms, Library, large kitchen with dishwasher, toaster, coffee machine, laundry room equipped with a washing machine, iron and ironing board, bathroom
First floor: sleeping area with three double bedrooms and two twin bedrooms with separate beds. Among these five bedrooms, two have an adjoining sitting roomS with an additional sofa bed, reaching a total of 12 beds. Four bathrooms can be accessed from the corridors.
Second floor: four bedrooms and two bathrooms.

The villa is located in the heart of the Franciacorta area renowned for great wineries as Berlucchi, Ca ‘del Bosco, Bellavista just to name few of them.
It is at only 13 km from Lake Iseo and close to beautiful Art towns such as Bergamo, Brescia, Parma, Piacenza, Verona, Mantua, Padua and Venice

Just 1 hour away from Milano Franciacorta wine route stretches for about 80 km, from Brescia to lake Iseo, on an area characterized by vineyards, medieval villages, centuries-old abbeys and natural parks.

The space
The property is located in a splendid area of the Tuscan coast, still quite untouched both from a naturalistic and landscape point of view and is surrounded by a rich Mediterranean vegetation, where holm oaks, maritime pines and pittosporum create areas of natural shade throughout the garden. The villa, located between the Via Aurelia and the sea, on the panoramic road that leads from Livorno to Castiglioncello, was built in the 1950s and has recently been renovated. The area surrounding the house is very quiet as most of it is populated by villas with private access to the sea, there are no beach resorts and therefore privacy is certainly guaranteed.
The garden of about 4000 square meters is partly fenced on the part of the access to the road, while on the opposite side, it slopes slowly towards the terrace by the sea. At guests' disposal 5 double bedrooms and 4 completely renovated bathrooms. A large living room with spectacular views of the sea and the islands of the Tuscan archipelago. The terraces and the porch at the garden level are furnished with outdoor furniture, perfect for spending a wonderful beach holiday with family or friends.
Guests will have exclusive use of the entire property; therefore, the whole garden is at their disposal. In the garden you can park 4 cars. The 5 bedrooms, 2 of which with air conditioning, the 4 bathrooms with shower, the kitchen and the living areas with terraces and panoramic sea views are for the exclusive use of guests. The garden and the equipped terrace by the sea are for the exclusive use of guests.

Other things to note
There is a bus stop in front of the house, but it is strongly recommended that you reach us with your own car so that you can easily move from the villa to the destinations listed above.
Keep in mind that the house is located along the Via Aurelia therefore, as with all the houses that are located on the seafront, from time to time you can hear the noise of cars or trains.
The location of the villa allows you to spend a holiday in direct contact with the sea without having to use the car every time you want to reach a beach. The car is necessary for shopping, going to restaurants, reaching other tourist locations.
A long staircase leads directly to the sea where a private terrace has been created.
Attention: The roof terrace is accessible but with caution because it has no railing. This terrace will be made available only if there are no children in the group.
Due to the presence of the various terraces and stairs (to access both the villa and the terraces and the private beach), the property may not be suitable for people with walking difficulties and families with small children.
Finally, the villa is located close to the road and the garden is not entirely fenced, therefore it is necessary to pay close attention to families with children.

The swimming pool is shared with one other small villa, which also part of the estate.

Ground Floor: Entrance, living room, TV room, fully furnished kitchen and dining area. Outside in the little garden under a “pergola” is an eating area with a table, 6 chairs and 2 deck chairs.
First Floor: One double bedroom, one twin bedroom, one bathroom with tub, one smaller bathroom with shower, and one room with bunk beds (ideal for children).
The beautiful estate has several paths, gardens and seating areas for guests to enjoy, as well as breathtaking views of the lake and mountains. Next to the property is the old village, although there are no shops there, guests can enjoy the specialties of the local inexpensive restaurant located just a 2 minute walk away. Varenna is about 2,5 km by car. You can also walk to Varenna with good walking shoes via a downhill path which takes about 15 to 20 minutes.
In Varenna you can find lots of shops, restaurants, the main ferry to access all other points of the lake (Bellagio is one stop) and the train which connects you to Como in one stop and also direct to Milan.
