LIVING SPACES
The uber-modern sitting room features sleek sofas with sculptural silhouette, a double-side open stone fireplace, and the parquet floors add warmth to the space. The secret weapon in this room however is the hyper-crisp lime green wall which adds vibrancy and panache to the room. Two picture windows facing the lake let the restorative sunlight in. The area of Lake Como is abundant in picturesque towns with narrow cobbled streets, breathtaking views, and lovely homes and gardens, best visited from late spring to early fall. However, there is more to do in this area than traditional sightseeing. Visitors can book a flight over the lake by seaplane or take the funiculare (hillside trolley) to Brunate and enjoy spectacular views from above. Extreme sports enthusiasts can enjoy paragliding off of Mount Nuvolone. Just 12 km from the bustling city of Intra, this luxurious haven offers 9 bedrooms and 8 bathrooms across its expansive 750 m². Nearby, guests can explore various hiking trails and even enjoy a round of golf. The charming city of Intra, a mere 12 km away, beckons with its upscale shops, top-notch restaurants, and bustling weekly market. Positioned strategically at the heart of Lake Maggiore, Intra serves as the perfect gateway for ferry excursions, revealing the lake's enchanting wonders.
Originally built in the 1930s and meticulously renovated in 2016, the villa seamlessly blends authentic Italian charm with modern amenities. Surrounded by extensive grounds, Villa Falconieri offers breathtaking views of the lake and the snow-capped peaks of Monte Rosa. The landscaped garden features a 10x4m infinity heated pool (unfenced) accessible via 40 steps, as well as a serene relaxation deck.
Additional services such as cooking services, cooking classes, massages, and cleaning are available upon request. The villa also serves as a dream venue for intimate weddings and events, with arrangements to be made in advance with the owner.
IMPORTANT: HEATED POOL - no alarm or fence. The pool is open from May 1st to September 1st and can be heated upon request, provided that we receive notification at least one week before arrival. The cost will be determined by electricity usage, along with an additional fee of 250 euros. Please note that, even under optimal conditions—during the summer, with sunny days and careful nightly covering—the water temperature will not exceed 20/21 degrees Celsius. Additionally, it's important to be aware that electricity costs in Italy are notably high.
Interior Description
LOWER GROUND FLOOR
The lower ground floor boasts large windows and a French door providing direct access to the garden. It includes a double bedroom (4) with a private bathroom (shower), a laundry room (5), jacuzzi (2), sauna (3), fitness room (1), and an additional bathroom with 2 showers (6). For guests seeking an alternative to using the staircase to reach the living room and kitchen, there's an option to exit through the fitness room into the garden and then access the ground floor via the study room, with just two steps.
GROUND FLOOR
The ground floor welcomes guests with a luminous living area (8) featuring 2 sofas and a decorative fireplace, opening onto the main terrace (63 m²) with magnificent views and equipped with outdoor furnishings and a WI-FI music system speaker. The adjacent formal dining room (9) provides seating for 12 guests. A modern kitchen (12) leads to an outdoor area equipped for alfresco dining and BBQ. This floor also includes a bathroom (11) and a study (10). Sat TV, a screen, projector, and whiteboard are available for private meetings.
FIRST FLOOR
Ascending 24 steps, guests will find four bedrooms: a spacious master bedroom (15) with a double bed, balcony, and private bathroom with bathtub (C). Additionally, there are two twin bedrooms (13, 14), one (13) with a private ensuite bathroom (shower) (B) and a balcony offering lake and mountain views. These two bedrooms share access to a charming veranda. Also located on this floor is another bathroom (shower) (D) and a double bedroom (16).
LAST FLOOR
The attic floor, accessed via 24 steps, comprises 4 additional bedrooms: two with double beds (17, 18) and two with 2 single beds (19, 20), alongside two bathrooms (one with a shower and one with a double shower).
Situated at an altitude of 1000 meters above sea level, the villa ensures refreshing coolness even during summer months; however, fans are provided in all rooms. Other amenities include internet connection, TV, dishwasher, washing machine, two fridges, microwave, coffee maker, electric hob, oven, toaster, citrus press, mixer, and wine cooler.
