Nestled in the serene Tuscan countryside, just 35 minutes from Florence, 40 minutes from Siena, and an hour from the sea, where the Chianti vineyards blend seamlessly with the rolling Florentine hills, stands an 11th-century medieval watchtower, now the heart of a thriving organic farm.

Interior Description
La Novellina is an independent villa for 10 people surrounded by 30 hectares of land entirely at your exclusive disposal. Surrounded by vineyards and olive groves, it dominates the valley from a panoramic hill overlooking the famous towers of San Gimignano and encloses the essence and style of the Tuscan hospitality .La Novellina is the ideal setting for a holiday that combines pure relaxation with sightseeing – and perhaps even a round or two of golf.

The property consists in two houses . The main villa overlooking the rolling hills sleeps 10 adults in 5 air conditioned bedrooms and 6 bathrooms. Elegantly furnished features a large garden with panoramic pool and provides every possible modern convenience. Behind the guests’s villa is the other farmhouse, where the english speaking caretaker lives . He is available to help guests with any problems that may arise but will be careful not to intrude on guests’s privacy. The outdoor facilities of the house — garden, pergola and pool — are completely private for the guests of the villa.

The origins of the house date back to the 11th century when it was built as a watchtower on the famous Via Francigena that led merchants and pilgrims to Rome from Western Europe.
With breathtaking views over the Tuscan countryside, and surrounded by the intense scents of the Mediterranean garden, La Novellina offers the highest standard of service and comfort as a result of 30 years of experience. Whilst constantly improving the amenities of the villa, we have always kept the original and distinctive features alive and present which boast its millennial history.

THE VILLA 300 sqmt/ 3250sqft
The Ground Floor :
features a fully equipped kitchen, the dining room, a double bedroom with a private
bathroom, and direct access to the garden.
Entrance/Hall #1- AC Double Bedroom #3 opening towards the garden with ensuite Bathroom -#4 (shower) (there are three steps to access the bedroom)- Dining room #2- f ully equipped Kitchen #5 – Loggia- External bathroom under the loggia with shower #6.

The Main Floor :
the large living room with the old fireplace and three other bedrooms, each with a private bathroom.
Hall #1 – AC Double Bedroom #10 with bed cm 203×193, with private Bathroom #11 (shower) – AC Double Bedroom #8 (view of the castle beds can be separated ) with ensuite Bathroom #9 (tub and separate shower) – AC Twin Bedded room#12 ( (beds can be joined ) with ensuite Bathroom #13 shower ( this bedroom is smaller than the others) – A spacious living room #7 with an old fireplace (decorative only, not for use) , TV and brand new the contemporary modular sofa, – access to the Loggia.

The Top Floor:
consists in a a bedroom with a double bed and a private bathroom.
AC Double Bedroom#15 ( beds can be separated) with ensuite Bathroom #16(shower).This room has the best views

The most rigid protocols in terms of hygiene, cleaning, and sanitization are entirely entrusted to highly specialized professional operators.
We have paid great attention to the details, services, and all those small amenities needed to ensure a truly comfortable stay for a holiday to remember over time:

PLEASE NOTE :
Although totally restored La Novellina maintains its ancient structure therefore couldn’t be suitable for people with walking difficulties.
The Kitchen, the Dining Room and the ground floor bedroom are located at the the ground floor but this one develops on different levels . Guests with walking difficulties should be aware of this. The access to the Top floor bedroom is 10 cm lower than usual so watch your head going up to this bedroom!!
Typical regional features include terracotta floors, ceiling beams, a large fireplace.
Video camera in the external area :The camera solely detects movements and lacks facial recognition capability. It covers only two small external areas, specifically the external entrances of both the villa and the owner’s residence. These areas are not exclusively for guests. Crucially, areas exclusive to guests, such as the garden and pool, are free from video surveillance

The location could not be better. Set on an idyllic hillside 35 minutes (28km/16 ml.) from Florence and 45 minutes (38km/27ml) from Siena.
Within the radius of a few miles, you can find Etruscan tombs, medieval cities, 14th-century castles, and Baroque churches. Or you can just relax at home and enjoy the beautiful view!
Florence can be reached also by train from Certaldo train station, leaving your car there you can avoid the traffic problems.

Maximum Occupancy-The villa accommodates up to 10 guests, including children and infants.-In exceptional cases, and subject to prior approval based on group composition, up to 4 additional guests may be accepted at a supplement of €1,800/week, plus €200 for extra cleaning and utilities.
Bookings with more than 3 children require owner approval.
