This unique property is located on the splendid Portofino peninsula within a 15-minute walk to Portofino’s famous harbor which boasts fancy yachts, seafood restaurants and designer shops. The villa offers full privacy and is protected from the crowds. It has its own private sea access sea which can’t be seen from the road.

THE AREA
This property is spectacularly located on the peninsula of Portofino 15 minutes by foot from the central piazzetta, with its designer shops and seafood restaurants, and the harbour, with its elegant yachts. The Portofino area is ideal for relaxing, hiking, water sports and taking day trips to other areas of the Riviera or to Cinqueterre. Santa Margherita is 4 km away, Genoa is 30 minutes by highway, Florence 3 hours, Rome is 5 hours south and Milan is 2 hours north, and Cinqueterre is a perfect day trip including the train back and forth and walking from one village to the next.
The natural protected area of the peninsula of Portofino has been an attraction for centuries with its mild climate and high cliffs dropping into the sea. This area is very special with its happy mix of glamorous yet relaxed people, luxury villas, natural trails, village fairs, castle walks, yacht harbour and everywhere the turquoise sea. Anyone who stays in Portofino must know how to adapt to the rhythms of a city that is entirely for pedestrians. It is best to stay here without a car and use public transportation. Trains on the main rail line from Torino to Rome stop in nearby Rapallo, from where there is a bus to Portofino. The local train runs from Santa Margherita to the Cinqueterre and there is a bus from Santa Margherita to Portofino.
IMPORTANT
A private elevator connects the harbour with the pedestrian path that gets to the lighthouse, along this path are located the most exclusive villas: our rental is about 300 meters from the elevator.
Please be sure that guests understand that:
The villa is about 15 minutes (300 meters) walking to the centre of the village if you use the lift that connect the harbour to the walking path, and 20 minutes without the lift.
From the entrance gate to the house there is a stairway down (39 steps) and from the house to the solarium there 23 steps.
From the villa to the private rock swimming platform there are about 180 steps. From the platform it is possible to sunbathe and swim in the blue sea.
This villa is accessible only on foot; therefore it is not suitable to people with walking difficulties.
Porter service is available but has to be prearranged before.
Do not bring a car with you, there is no parking at or near the house (but if you do have a car, parking is available in a garage in town).

The property is located in a splendid residential area characterized by a high and indented coast and crystal-clear sea. Quercianella is about 2 km away, while Castiglioncello is about 6 km away. Perfect for families!
The space
The property is located in a splendid area of the Tuscan coast, still quite untouched both from a naturalistic and landscape point of view and is surrounded by a rich Mediterranean vegetation, where holm oaks, maritime pines and pittosporum create areas of natural shade throughout the garden. The villa, located between the Via Aurelia and the sea, on the panoramic road that leads from Livorno to Castiglioncello, was built in the 1950s and has recently been renovated. The area surrounding the house is very quiet as most of it is populated by villas with private access to the sea, there are no beach resorts and therefore privacy is certainly guaranteed.
The garden of about 4000 square meters is partly fenced on the part of the access to the road, while on the opposite side, it slopes slowly towards the terrace by the sea. At guests' disposal 5 double bedrooms and 4 completely renovated bathrooms. A large living room with spectacular views of the sea and the islands of the Tuscan archipelago. The terraces and the porch at the garden level are furnished with outdoor furniture, perfect for spending a wonderful beach holiday with family or friends.
Guests will have exclusive use of the entire property; therefore, the whole garden is at their disposal. In the garden you can park 4 cars. The 5 bedrooms, 2 of which with air conditioning, the 4 bathrooms with shower, the kitchen and the living areas with terraces and panoramic sea views are for the exclusive use of guests. The garden and the equipped terrace by the sea are for the exclusive use of guests.

There is a bus stop in front of the house, but it is strongly recommended that you reach us with your own car so that you can easily move from the villa to the destinations listed above.
Keep in mind that the house is located along the Via Aurelia therefore, as with all the houses that are located on the seafront, from time to time you can hear the noise of cars or trains.
The location of the villa allows you to spend a holiday in direct contact with the sea without having to use the car every time you want to reach a beach. The car is necessary for shopping, going to restaurants, reaching other tourist locations.
A long staircase leads directly to the sea where a private terrace has been created.
Attention: The roof terrace is accessible but with caution because it has no railing. This terrace will be made available only if there are no children in the group.
Due to the presence of the various terraces and stairs (to access both the villa and the terraces and the private beach), the property may not be suitable for people with walking difficulties and families with small children.
Finally, the villa is located close to the road and the garden is not entirely fenced, therefore it is necessary to pay close attention to families with children.
Neighborhood highlights
The property is located in a splendid area of the Tuscan coast, still quite untouched both from a naturalistic and landscape point of view and is surrounded by a rich Mediterranean vegetation, where holm oaks, maritime pines and pittosporum create areas of natural shade throughout the garden.
The villa, located between the Via Aurelia and the sea, on the panoramic road that leads from Livorno to Castiglioncello, was built in the 1950s and has recently been renovated.
The area surrounding the house is very quiet as most of it is populated by villas with private access to the sea, there are no beach resorts and therefore privacy is certainly guaranteed.
In the village of Quercianella, reachable by car, there are some grocery stores, bars, restaurants, a bank, post office, pharmacy, beautician and hairdresser.
Castiglioncello offers as many services and much more, a tennis club, a splendid pine forest, ice cream shops, trendy stores, exclusive restaurants, a very modern marina.
