This lakefront villa on Lake Como is uniquely positioned directly on the water, while the main state road runs behind the property, ensuring uninterrupted lake views from the front and convenient access from above.
The villa is distributed across four levels, following the natural slope of the Lake Como shoreline—an architectural feature typical of historic waterfront properties in Tremezzina.
• Basement (Lake Level – Waterfront Access):
Located directly at the lake’s edge, with immediate access to the private garden, waterfront, and private boat dock.
• Ground Floor (Main Entrance):
The primary guest entrance is set along a charming pedestrian cobblestone path, below road level.
This is the recommended and safest access point for all guests.
• First & Second Floors (Sleeping Areas): **
Dedicated to the bedroom areas. The first floor aligns with the road level and includes a secondary exit.
For safety and comfort, guests are kindly requested to use the main ground-floor entrance, as the secondary exit opens directly onto the road and is not intended for regular use.

Accessibility & Important Information
• The villa is set over multiple levels and is not suitable for guests with limited mobility
• Due to the direct lakefront position, children must be supervised at all times
• As typical of Lake Como waterfront villas, the road runs behind the property; however, traffic noise is generally minimal and does not affect the overall experience
• Access to the villa requires a short downhill walk (approx. 30 metres) along a stone-paved path

Short stays are available upon request.
Security deposit: €2,000, to be held by the agency in the name and on behalf of the Owner. In the event of any damage, claim, or dispute, the deposit shall be released to the Owner, and any related matter shall be settled directly between the Owner and the Client.

Heating Policy
Heating is permitted from October 15 to April 15, for a maximum of 14 hours per day.
Maximum indoor temperature: 20°C (+2°C tolerance).
During winter, guests are kindly requested to lower the temperature to 18°C when leaving the property.

External providers (e.g. party planners or event organizers) are not permitted
Small family gatherings (such as children’s birthday parties) may be considered only upon prior approval
