This villa is located in the heart of Tuscany, between Florence and Siena, in a panoramic area overlooking the Florentine countryside. The villa has 6 bedrooms with private bathrooms and an additional bathroom accessible from the large living area. The kitchen is modern and fully equipped, and there are outdoor living and dining areas. The villa also has a private parking area within an electric gate, mosquito nets, Wi-Fi, and air conditioning. The entire property is exclusively available to your group, and there is a private 12x5m swimming pool.
The villa is situated in one of the most renowned areas of Tuscany, famous for its excellent wineries and restaurants. It is located in the exact center of the region, just 4 kilometers from all types of services and shops. Despite not being isolated, the house guarantees total privacy and tranquility in all its external and internal spaces. In fact, there are only a few small country houses nearby (on the opposite side of the road, which is not busy) and a church where you can attend mass on Sundays. The church bell never rings at night, only a few times during the day, breaking the total silence that you will enjoy in the garden!
The view from the property is amazing wherever you are! The medieval village of San Gimignano is located on a hill right in front of you. The valley that opens up below the villa is covered with vineyards, olive groves, and cypress trees! The sunset seen from here is something impressive! The photos you take from the villa will be the most beautiful and unforgettable postcards of your vacation in Tuscany!
The garden of the property is developed on 2 levels: entering the property from the automatic gate, you will immediately find the parking lot on your left, suitable for a maximum of 4 cars. In front of the house (same level) a very large veranda, equipped with outdoor sofas. Also, a gazebo with a marble table for 14 people.
The swimming pool is located in the “lower” area of the garden which is accessed by a wide tuff staircase (not steep and easy to walk, there are only a few steps). The upper part of the land, where the house is located, and the pool area are “divided” by a fence with a net and a small gate located at the beginning of the staircase that you can close or open at your discretion at any time. This is to ensure maximum safety for children, in accordance with local regulations. In the pool area, sun loungers and umbrellas are available for all guests. From next year 2024 (perhaps already this summer) there will also be three small gazebos on the lawn opposite the pool. The pool is 12 x 5 meters and works with the most modern water sanitization techniques.
Interior Description
Ground Floor
A very large and bright living room, accessible from the large veranda of the villa. Here you will find a comfortable sofa and two armchairs, a large table ideal for 14 guests, and a modern and fully equipped “open” kitchen! Another smaller living area, adjacent to the main living room, furnished with sofas and a large 55″ super HD TV. A complete “common” bathroom (accessible from the small TV lounge). A large double bedroom with an en suite bathroom. In this room with a king-size bed and wardrobe, it is also possible to prepare a double sofa bed for any two children in case you are more than 12 people (there are 6 rooms in the villa, and we cannot accept more than 12 adults and 2 children in total).
A small laundry area at your disposal with a washing machine, dryer, iron, and cleaning products.
All the rooms on the ground floor have direct access to the veranda or garden of the villa through a French door.
First Floor
The first floor of the villa is divided into two areas, offering a total of 5 bedrooms and 5 bathrooms. Three of these rooms are accessible by a staircase from the larger living room (one of which also has a private terrace). The other two bedrooms can be reached by an additional staircase from the smaller living room (the TV area).
All 6 bedrooms of the villa are equipped with air conditioning, mosquito nets, wardrobes, blackout curtains on the large “French” windows, with protective railings for children. Each room has a private bathroom inside, complete with a shower, sink, bidet, and toilet.
Regarding the beds, there are 3 king-size beds, 2 queen-size beds, and a normal double bed (+ the additional double sofa bed in the bedroom on the ground floor). All mattresses are completely new and comfortable! We also provide two different types of pillows for each guest! Knowing this in advance, we are able to prepare a maximum of two of the 6 bedrooms as doubles (i.e., with two single beds instead of a double).
Thanks to a particular renovation project, all the rooms of the villa enjoy a breathtaking view of the valley towards the medieval village of San Gimignano, which at night gives the garden a unique atmosphere!

A separate eat-in kitchen with a typical hearth is more than up to the task to service the formal dining room that can host a large table for up to 22 guests.
First Floor: In addition to the bedrooms, on this floor there is a charming library that can act as an office area when you cannot leave your work behind.
OUTDOORS
The large terrace and professionally manicured verdant lawn overlook the surrounding Tuscan landscape providing a great sense of tranquility. A gazebo is appropriately placed for dining al fresco, enjoying a drink with friends, or just relaxing in the shades. The private swimming pool is surrounded by 400-year-old trees and the sundeck offers plush lounge chairs to use while attaining that perfect tan.
