Providing idyllic holidays for groups of 12 people villa Alina enjoys an elevated lake view setting from its tranquil parkland on the Baveno hillside: It is great accommodation for year-round stays.
The mansion, built during the 40’s by a rich family from Milan is surrounded by a 20,000 square-meter park with manicured lawns and pine woods offering beautiful views of the lake and Borromean Gulf.
Alina is located 1km uphill from the cozy village of Baveno, where you can find many restaurants, bars and alimentary shops. The villa is also close to Stresa (5 km) and less than 60 Km from the International Airport of Milano Malpensa.
Milan can be reached in about one hour by highway or by train from the Milano Centrale station. Having undergone a recent refurbishment, the villa is adorned with all the latest mod cons and enhanced with a contemporary twist.
Air-conditioning is featured in all the 5 bedrooms. Other mod con features include a wellness area with a gym, a massage room, a Jacuzzi tub for 5 people, a steam bath, flat screen TVs , a safe, WIFI access and a heated pool. The style is elegant, sober and refined, embellished with soft colors that together with the wide big windows, give the house plenty of light .

First Floor

From the patio, an inviting hallway leads to a large and bright living room facing the furnished veranda with open lake views. Guests can relax or watch TV on the white leather Chesterfield sofas in front of the fireplace. The hall has been embellished with an old Austrian grand piano, which was completely renovated and is still functioning for evening entertainment.
A less formal sitting room gives access to the beautiful covered terrace providing a scenic view of the lake. On the opposite side is the dining room with large round dining table for 12 illuminated by a Murano glass chandelier above.The stainless professional steel kitchen overlooks the park and is equipped with every modern appliance.
The ground floor is further complemented by a bathroom with a shower and an easily accessible TV room with a comfortable sofa bed, which is perfectly suited as an additional guest bedroom, opening towards the garden.

Second Floor

Accommodation features five further double bedrooms with hotel-style interiors, equipped with air-conditioning and flat-screen SAT TVs.

Relax and wellness area, basement.
The wellness area occupies the whole basement and it is accessible directly from the garden, through four big French windows, or from the travertine stairwell descending from the living area. Here our guests can relax inside the jacuzzi or the steam bath and they can work out with professional gym equipment, then rest over comfortable relax beds or sip herbal teas prepared in the herbal tea corner. Upon request, it is possible to book massages. The fitness area is equipped with a private bathroom with shower. Just next to the wellness area, a multifunction space has been designed with walls of natural stone, TV, several sofas, armchairs and an impressive refectory table, which previously belonged to the former owners of the Villa. Also from this room, a beautiful view of the lake is guaranteed with direct access to the garden, through three big French windows made of glass.
On the same floor is the laundry, with washing machine, dryer and iron.

The park is laid over several levels and includes the outdoor dining area with tables and chairs and a BBQ. The pool area garnished with elegant iron deckchairs, sunshades, enjoy the view of the lake and the pine woods.

Attractions

The surrounding area of Baveno and Stresa also offer plenty of opportunities for water sports, hiking, cycling, golf, boat trips, sightseeing trips and Skiing at the Mottarone Ski Centre. Water Sport fans can enjoy a day out on the lake; with boat rental and a Wakeboarding School.
The popular Stresa-Mottarone cable car departs every 20 minutes from the Lido in Stresa, at its peak, visitors can enjoy the spectacular 360° views; which encompass 7 lakes and the Italian Alps.
The Borromeo Islands of Isola Madre, Isola Bella, Isolino di San Giovanni, the botanical gardens of Villa Taranto and Santa Caterina del Sasso Monastery are easily reachable by ferry from Stresa .
The romantic Lake Orta is also within a 30-minute drive.

LIVING SPACES
The uber-modern sitting room features sleek sofas with sculptural silhouette, a double-side open stone fireplace, and the parquet floors add warmth to the space. The secret weapon in this room however is the hyper-crisp lime green wall which adds vibrancy and panache to the room. Two picture windows facing the lake let the restorative sunlight in. A generous opening leads to the open floor kitchen/dining room. It is a delight having breakfast here, or enjoying the meals all together. The space is flooded with natural light coming through the skylight and the windows. Two wooden tables joined together can seat up to 10 guests, if separated they double as work/play surfaces if needed.

OUTDOOR FEATURES
One of the real pleasures of this villa is enjoying its outdoor space. The large manicured lawn shaded by olive and cypress trees is an oasis of tranquility while you marvel at the unrivaled water views. You can also dine al fresco under the panoramic loggia where the ever-changing scenery of the lights of the cruising sail boats caresses your senses. Besides sunbathing, you can certainly swim in the water in front of the villa, and for the guests who desire to have the services of an equipped beach establishment they can find it at walking distance from the property.

The area of Lake Como is abundant in picturesque towns with narrow cobbled streets, breathtaking views, and lovely homes and gardens, best visited from late spring to early fall. Take a stroll through the city of Como to enjoy its history and architecture, then hop on the ferry and head north to visit other towns on the lakeshore.
However, there is more to do in this area than traditional sightseeing. Visitors can book a flight over the lake by seaplane or take the funiculare (hillside trolley) to Brunate and enjoy spectacular views from above. Extreme sports enthusiasts can enjoy paragliding off of Mount Nuvolone. Small and large groups alike can book boat tours with our concierge to enjoy the lake from the water, having fun spotting properties owned by the rich and famous (Donatella Versace, Madonna, and George Clooney, among others).
For the more adventurous, Lake Como also offers water-skiing, wind surfing, and wake boarding. Bikers will surely enjoy the natural trails that lead to the mountains or even hidden pebbled beaches. Go for a round of golf or tennis at one of the many locations across the lake region. Lake Como has something for everyone! IMPORTANT: HEATED POOL - no alarm or fence. The pool is open from May 1st to September 1st and can be heated upon request, provided that we receive notification at least one week before arrival. The cost will be determined by electricity usage, along with an additional fee of 250 euros. Please note that, even under optimal conditions—during the summer, with sunny days and careful nightly covering—the water temperature will not exceed 20/21 degrees Celsius. Additionally, it's important to be aware that electricity costs in Italy are notably high.

Interior Description
LOWER GROUND FLOOR
The lower ground floor boasts large windows and a French door providing direct access to the garden. It includes a double bedroom (4) with a private bathroom (shower), a laundry room (5), jacuzzi (2), sauna (3), fitness room (1), and an additional bathroom with 2 showers (6). For guests seeking an alternative to using the staircase to reach the living room and kitchen, there's an option to exit through the fitness room into the garden and then access the ground floor via the study room, with just two steps.

GROUND FLOOR
The ground floor welcomes guests with a luminous living area (8) featuring 2 sofas and a decorative fireplace, opening onto the main terrace (63 m²) with magnificent views and equipped with outdoor furnishings and a WI-FI music system speaker. The adjacent formal dining room (9) provides seating for 12 guests. A modern kitchen (12) leads to an outdoor area equipped for alfresco dining and BBQ. This floor also includes a bathroom (11) and a study (10). Sat TV, a screen, projector, and whiteboard are available for private meetings.

FIRST FLOOR
Ascending 24 steps, guests will find four bedrooms: a spacious master bedroom (15) with a double bed, balcony, and private bathroom with bathtub (C). Additionally, there are two twin bedrooms (13, 14), one (13) with a private ensuite bathroom (shower) (B) and a balcony offering lake and mountain views. These two bedrooms share access to a charming veranda. Also located on this floor is another bathroom (shower) (D) and a double bedroom (16).

LAST FLOOR
The attic floor, accessed via 24 steps, comprises 4 additional bedrooms: two with double beds (17, 18) and two with 2 single beds (19, 20), alongside two bathrooms (one with a shower and one with a double shower).

Situated at an altitude of 1000 meters above sea level, the villa ensures refreshing coolness even during summer months; however, fans are provided in all rooms. Other amenities include internet connection, TV, dishwasher, washing machine, two fridges, microwave, coffee maker, electric hob, oven, toaster, citrus press, mixer, and wine cooler.

Additional services such as cooking services, cooking classes, massages, and cleaning are available upon request. The villa's spaciousness makes it an ideal venue for weddings and events, though such occasions must be arranged in advance with the owner.

HISTORY:
The original dwelling, dating back to the 17th century during the Serenissima Republic of Venice, transitioned through various historical periods. In the 18th century, during the rise of the Austro-Hungarian Empire and the subsequent establishment of the Kingdom of Italy, the rustic edifice served as a residence for multiple farming families dedicated to agricultural pursuits, particularly the cultivation of olives for the production of the renowned Garda Oil.

In the latter half of the 20th century, the rustic structure underwent renovations, leading to its division into several residential units. However, the current owner, in 2023, meticulously reunited the spaces, restoring the entire villa to its original grandeur through a comprehensive external and internal renovation. The historic stone structure, emblematic of the Garda region, has been consistently preserved. MAIN VILLA:
The main villa, spanning 400 sqm, unfolds across three well-appointed floors. The lower floor boasts a fully-equipped kitchen, an inviting dining room adorned with a fireplace, a convenient service bathroom, a stylish living room featuring a digital and satellite LCD TV, a captivating billiard room with a fireplace, and a well-appointed bar corner. Ascending to the upper floors is the master bedroom, with a private bathroom with a shower, tub, a Turkish bath area, and an expansive walk-in closet.
